120 apartments at Latinerkvarteret

NRE Denmark A/S is the turn-key contractor on the building of 120 new apartments along with some small shops and other commercial premises at Latinerkvarteret in Aarhus. 
 
The new building is named Latinergården. It includes the new building of 7400 sqm housing at the old Maskinmesterskole-lot as well as the re-building of 1900 sqm housing. Furthermore, shops and commercial premises of approx. 800 sqm and parking facilities for 100 cars will be built. 
 
The district plan, which was finally approved by the City Council in October 2015, has determined the overall rules regarding Latinergården.
 
The building will blend in with the neighboring buildings
Architecturally the new building will submit to the diversity already excisting in Latinerkvarteret. The new houses will vary in style and will match the height of the excisting neighboring buildings. Furthermore, varied atriums with planting will be established. 
 
The new shops at the ground floor will attract further trade to Latinerkvarteret. In the district plan it has been ensured that the excisting artisticly decorated gables will remain visible. A part of the new buildings will be located so that the evening sun can reach the atriums. 
 
Re-building and energy efficient construction
Jonas Olesen, Sales Manager at NRE Denmark, says: ”A project like this will give the center of Aarhus a boost. Latinerkvarteret is an attractive area and we create an exciting urban environment with shops and houses. The old worn-out buildings are replaced by a new and energy efficient construction and the good buildings on the lot will be re-built and turned into modern apartments in different sizes." 
 
In connection with the preparation of the new district plan a number of objections from the neighbors have resulted in the reduction of the number of parking lots.
 
Construction period of 2 years
Part of the objections against the building has been about the discomfort and potential problems that might occur during the construction period. Senior Project Manager Jon Herkert, NRE says: A construction like this will of course be noticable by the ones living and doing their day-to-day business in the area, but we will do everything in our power to minimize the discomfort." 
 
NRE Denmark expects the construction period to be approx. 2 years. The houses that will undergo re-building will be handed-over shortly prior to the new building. Demolition will start shortly and construction will begin before the end of 2015. NRE Denmark will keep neighbors and other parties informed about the process of the construction. 
 
The project has been developed by Latins ApS (Claes Remien and Peter Andersen). NRE Denmark A/S has bought the entire project in a JV with Lars Bräuner Holding ApS and the entrepreneur Allan Freivald.
 
CUBO Arkitekter A/S has made the original drawings for the district plan and Arkitema Architects has made the final drawings. Sadolin & Albæk is the seller's advisor and brooker.
